We are in Varignano di Arco, a small countryside village where time goes by even more slowly, and the days follow a different rhythm.
Here, ancient charm meets modern comfort and amenities – warm and welcoming spaces where you can immerse yourself and be surrounded by nature.
A short walk takes you to Arco, with its historic streets, restaurants and shops. If you love the outdoors, you're in the right place – crags and climbing routes are just a short distance away, just like the many cycling paths that crisscross our region. This is the ideal base for climbers and cyclists, perfect to try new experiences each day, always with spectacular views.
And when you return, it’s time to turn your energy into relaxation.
The Reception
This is where we meet for the first time.
The reception isn't just where you check in – it's where we welcome you, tell you about the area, and get to know each other. We like to understand what brought you here – whether it’s a climbing route, a relaxing weekend, a bike path or a scenic hike, so we can best advise you.
The space is simple, bright and well-kept. No excessive formality, just care and attention. A map laid out on the counter, our tips written down for you, a recommendation for a restaurant where you can eat well, or local products to taste before leaving. Then, there are visits to local wineries, olive oil mills where you can discover the finest olive oil, and small businesses that reveal the true soul of this place.
For us, reception is just that – a starting point.

Filippo, your host
Hello! I'm Filippo, 27 years old, and I grew up in a family that has been into hospitality for generations – welcoming comes naturally to me.
I'm a cheerful and sociable person, passionate about outdoor sports, which I practice whenever I can to connect with nature and recharge my batteries.
I also have a massage therapist diploma – my education taught me the importance of wellbeing and listening to others. Hosting is a true pleasure for me. I like to make those who come here feel like they're with friends, with a genuine and warm welcome, where everyone can relax and feel truly at home.

The Terrace
A group of friends returning after a day spent climbing, the energy of the rocks still in their veins. A couple choosing to spend a few days together, a weekend outdoors in a quiet village.
This is how our terrace comes to life. Different, every day.
A simple, authentic meeting place, where everyone finds their own space after a day exploring the area. Open and spacious, with the fresh air on your face and the sun always with you, from morning to late afternoon.
Parasols, tables and hanging chairs create cozy little corners, green plants make the atmosphere even more pleasant, and our honesty bar is always available – you can sip your favourite drink, sit back, and let time flow slowly.
A place to be shared, where you can meet, breathe, and feel good.
Bike Room
We've designed a locked and monitored bike room, accessible only to our guests.
A safe space to store your bike after returning from your rides, with the peace of mind of knowing it's protected. For us, this is an important service, because we know how much your equipment deserves attention and care.
Here you can leave it safely and head upstairs to your apartment, relax, take a hot shower, or spend some time on the terrace, already thinking about your next day on your bike.
